Five things that move the number
1.Access
The biggest swing. Once joints climb past ladder height, lift rental and slower production nearly double the per foot rate. Resealing everything the lift can reach in one mobilization is why full elevations cost less per foot than call backs.
2.Removal
Cutting out old sealant cleanly is half the labor. A joint where the old bead peels out in runs prices at the bottom of the range; one where failed silicone was smeared over polyurethane prices at the top, because silicone contamination has to come out completely or nothing sticks.
3.Joint condition
Spalled edges and sheared joints need routing or patching before sealant. That work is quoted separately and shown at the survey, never discovered on the invoice.
4.Weather window
Sealant wants a dry joint at 40 degrees or better. In our calendar that means May through October. Work forced outside that window carries hoarding and heat costs, which is why fall surveys and spring installs are the cheapest path.
5.Chemistry
Polyurethane runs cheaper installed; silicone lasts longer through Fargo temperature swings. We price both when the choice is genuinely open and say which we would put on our own building.
Why the climate is the real cost driver
Fargo’s official records at the National Weather Service Grand Forks office show winter lows past 20 below zero and summer highs in the 90s, which on a dark sun heated panel means surface temperatures over 120 degrees. A 40 foot precast panel grows and shrinks close to half an inch across that swing, and the sealant joint absorbs all of it. That is why sealant life here is 8 to 15 years instead of the 20 a mild climate gets, and why deferring a $6 per foot reseal turns into concrete repair: water in an open joint freezes, expands about 9 percent, and pries the joint wider every cycle. The City of Fargo issued over $256 million in commercial construction permits in 2025, and every one of those envelopes joins the same reseal cycle the moment it is caulked.
Common questions about caulking cost
Why do quotes from different caulking contractors vary so much?
Three reasons: whether the old sealant actually gets cut out or just topped over, whether backer rod is replaced, and how access is priced. A low quote that skips removal and backer rod buys a bead that fails in two or three winters. Ask every bidder those two questions and the spread usually explains itself.
Is there a cost difference between polyurethane and silicone?
Silicone costs more per tube and more per foot installed, usually a dollar or two, and typically lasts longer in our temperature swings. On a building you plan to hold for fifteen years, silicone often wins on cost per year. On a building being sold or recladded soon, polyurethane is the sensible spend.
What does a whole warehouse reseal cost?
A 100,000 square foot tilt-up typically carries 3,000 to 5,000 linear feet of panel joints. At $4 to $8 per foot ground level plus lift work on upper runs, most full reseals land between $18,000 and $45,000. The joint survey turns that range into a firm written number.
